Garage door weather stripping is the flexible seal running up both sides of the opening and across the top, pressed against the face of the door to close the gap between the door and the frame. It is a separate part from the rubber seal along the bottom edge, and in a wet climate it is the one that quietly does more work. The bottom seal stops water coming under the door. The perimeter stripping stops the wind-driven rain that arrives sideways for eight months of the year here.
You can check yours in about a minute. Close the door, stand inside with the lights off in the middle of the day, and look along the top and both sides. Daylight anywhere along that line is a gap, and where daylight gets in so does water, marine air and the damp that drives everything else on this page.
What failed stripping actually costs you
People treat perimeter seal as a comfort item. Around Edgewood it is a maintenance item, because constant humidity inside an enclosed space is what corrodes hardware. Springs, cables, hinge knuckles, bearing plates and track fasteners all rust faster in damp air, and a garage that never fully dries out between rain events keeps that air in contact with steel around the clock.
The other costs are more obvious. Wind-driven rain running down the inside of the jamb rots the trim and the framing behind it. Damp reaches whatever is stored along the walls. And on an attached garage, that air pushes into the house through the connecting door and the shared wall cavity. Sealing the perimeter is one of the cheapest envelope improvements available, which is why the Department of Energy puts air sealing near the top of its efficiency guidance.
How to tell your stripping has gone
- Daylight along the seam when the door is shut, which is the definitive test.
- The stripping has gone hard. Press it with a thumb. Healthy seal gives and springs back. Failed seal feels like plastic and stays dented.
- Cracks or splits along the bend, usually worst on the south and west sides where UV has been working on it.
- It has pulled away from the stop moulding, leaving nail heads visible or a wavy line instead of a straight one.
- Water staining or dark streaks down the inside of the jamb after a storm.
- Moss or algae growth in the corner where the vertical seal meets the floor, which means that spot stays wet.
Perimeter seal has a working life of roughly five to ten years in this climate, and the wet side of the Cascades sits at the short end of that range because the material spends most of the year saturated and then gets a few hard freezes on top.
Vinyl or rubber, and does it matter
Most perimeter stripping is one of two materials. Vinyl is the common builder-grade choice and costs less, but it stiffens noticeably in cold weather and becomes brittle after several years of UV exposure. Rubber and EPDM stay flexible across a much wider temperature range and handle the freeze-thaw cycles better, which matters on the handful of nights each winter when a hard freeze follows a wet week.
For an Edgewood opening, flexible rubber stop moulding is generally the better spend. It is a small price difference on a job you would rather not repeat, and it keeps its seal in December when the vinyl version has gone rigid and stopped touching the door.
The mounting method matters as much as the material
Perimeter stripping comes in two arrangements. One is a seal attached to a wooden stop moulding that gets nailed to the jamb. The other is an all-in-one vinyl or rubber stop that mounts directly. Both work. What matters is the compression: the seal should touch the door face along its whole length with light pressure, not press hard enough to bow the door or drag as it travels.
The most common installation mistake is nailing the moulding too far in, which makes the door bind and puts unnecessary load on the opener. The second most common is butting the vertical pieces against the horizontal one without cutting them to meet cleanly, which leaves a gap at exactly the corner where the water comes in.
Sealing between the sections
The perimeter is only part of the picture. A sectional door has a joint between each panel, and those joints carry their own seals shaped so each section nests into the one below. Those degrade too, usually faster on the bottom two sections that take the most water. If you have daylight between panels rather than around the frame, that is what you are looking at, and it is worth handling at the same visit rather than as a separate call.
The same goes for the gap where the vertical track meets the wall. It is not a seal as such, but on a lot of older Edgewood garages it is an open channel straight to the outside. Industry guidance from DASMA treats perimeter, section and bottom sealing as one system rather than three separate parts.
Fitting it yourself, or not
Replacing perimeter stripping is genuinely one of the more approachable jobs on a door. It involves no springs, no cables and nothing under tension, which puts it in a different category from most garage door work. If you are comfortable measuring accurately, cutting a clean mitre at the top corners and driving fasteners into a jamb without splitting it, it is within reach.
Two things push it toward a professional visit. The first is a jamb that has rotted behind the old moulding, which is common here and means the framing needs attention before any new seal will hold. The second is a door that has dropped or racked slightly, because no amount of new stripping will seal a door that no longer sits square in its opening. In that case the seal is the symptom and the alignment is the fault.
The best time to do it
Early autumn, before the wet season settles in properly. Adhesive-backed products bond better in dry, mild conditions, wood needs to be dry before anything is fastened to it, and you want the work finished before the first sustained run of rain rather than during it. If you are already booking garage door service for the season, it is a sensible thing to add to the same visit while a technician is on the ladder anyway.
